Situated in the very heart of what is considered Tuscany's most beautiful countryside Casale Farnetella enjoys the most astounding panoramas and is just 2 kms from the village from which it has taken its name.

Its location is key point with most of Southern Tuscany's most beloved and famous towns within an hour's radius or less: The quaint town of Lucignano is just 6kms away, Montepulciano 25 kms, Pienza 29 kms, Cortona 34 kms, Montalcino 38 kms and Siena 42 kms.

For those who might enjoy a day trip to Florence, the journey takes just 1hr 20 mins. The beautiful seaside town of Castiglione della Pescaia, with its pretty port and excellent restaurants, is a drive of just 1hr 30 mins. A truly central location!

The house itself, surrounded by hectares of land with both shaded and sunny niches has many secluded corners where one can while away a peaceful afternoon undisturbed. Adjacent woods allow for gentle walks in a cooler, fresher environment and the surrounding landscape is ideal for cycling.

There are many areas around the house to enjoy the sun and peace of the countryside - a covered porch with a barbecue is ideal for lunch or dinner and there is a breakfast patio leading off the kitchen with wonderful views over the valley.

The house is composed of a big kitchen, a living room with traditional fire place, a bathroom and two store rooms on the ground floor.

On the first floor there are three bedrooms, a bathroom and a study with fireplace.

All of the rooms are spacious and the property abounds with light. The ceilings have traditional wooden beams and the floors are laid in various types of 'cotto'. There is one nearby property which removes any sense of isolation, but the house enjoys its privacy…..and fabulous sunsets!

Where else on a clear day can you look out north over the Val di Chiana all the way to Arezzo , taking in the walled towns of Lucignano and Monte San Savino? Or come dusk , look out west to see the sun setting amongst the trees ? At nightfall the neighbouring village of Rigomagno stands out with its encircling necklace of lights, and all these views can be enjoyed not only from the house itself, but even more intimately from its surrounding terraces.

Each proprietor decides what he wants to make of it. As soon as we saw Casale Farnetella we fell in love with the property....It has a positive vibrant atmosphere , and we just knew we would be happy there . And so it has been. We have had the privilege of calling it ours for more than twenty years and shall be sorry to part with it , but it is now time to pass the torch to new owners who will create their own magic.

SURVEYS

• We do our UTMOST to do pre-marketing checks on our properties in order to ascertain their compliance status.
• This does not necessarily mean they are compliant (many owners are resistant to regularising their properties until they have a firm offer), but it does mean we have a complete picture for you, know what the owner must do in order to obtain compliance and the timelines in which this can be done. 
• A survey of your own should confirm our findings.

CONVEYANCING

• We work together with the registered Italian notary regarding the preparation and drawing up of all and any contracts. 
• English translations and/or an interpreter are provided.
• All money deposits are held in escrow by the notary until completion.

VIEWINGS

• We collaborate with international and local agencies in the area and can organise and accompany you on viewings of properties also listed by them.  This is done on a split commission basis and at no extra cost to you.

DOCUMENTATION

• We will supply you with all paperwork pertaining to a property when you view it. 
• We will also calculate all costs relative to the purchase (notary fees, purchase taxes etc…), future council taxes and overheads and, in advance of any commitment to a purchase, complete estimates for any works you might wish to do. 

POST-PURCHASE SERVICES

• We offer, together with our partners, a full range of post-acquisition services:  General caretaking & maintenance; organisation of projects & permissions, renovations & small building works and a rental management service for people wishing to rent out their properties.
