Built 15 years ago by a master boat builder using Greenheart wood and treated timber. Lot 1 is the main house on 10,043 sq ft and Lot 2 is the small cottage on 9,851 sq ft both together are enclosed by a fence. Mature trees and newly planted garden areas with young fruit trees and vegetable growing areas envelop both properties with each south-facing veranda looking to Kandance Point above the woodlands leading down to Grand Bay.
The Main house has Four main A-frames which are bolted together from the ground to the peak of the roof this design makes for a very strong structure.
The Cottage was built using recycled timbers from an older property.
Completely off the grid and powered by Solar with electric 220 volts and a transformer for converting 110 to 220. Recently installed 7 new 12-volt deep cycle/sealed AGM battery systems with at least 8 years of life along with both a new inverter and backup honda generator.
The water to the kitchen and indoor shower is heated by an on-demand water heater powered by propane.
The two main walls in the living room drop down via a Sash Wall System, which is easily done. This creates a wonderful open space as the whole living area opens up to the veranda.
The bathroom has a glass-walled shower area, sink and toilet and storage areas.
- A redesigned Staircase leading to the top floor bedroom with a fitted wardrobe and storage areas.
- Underneath the house is a newly built lockable utility cellar and storage room which houses the washing machine, and a big sink.
- Small lockable area that houses the solar batteries and electric area, along with tools and paints.
The Cottage is an extra bedroom for guests, a creative space or just a place to relax. Separate toilet inside with a small sink. Outside is a shower area fitted with 3 large tubes which the sun heats the water for a hot shower.
3 large 800-gallon tanks collect rainwater and feed water to the house and cottage and one large spare tank at the cottage. (there is no mains water anywhere on Carriacou)
Included in the house sale are:
- 20kg Toploader Washing Machine,
- Dishwasher.
- Fridge. Propane-powered Cooker.
- Two Queen Beds, Sofa Bed. Dining Table.
- Glasses, Cups, Utensils, Plates, Pans.

The internet is set up via a neighbour's house up the hill where they have electricity, we recently installed all new updated equipment via RJ Computers in Hillsborough. We are using FLOW with ECD 104 billed monthly.
The area is accessed by a reasonable maintained unpaved Government Road.
We are north of Grenada with a regular Car ferry the Dolly C and the Amelia between making daily trips. The Osprey sea cat carries people and goods. There are also SVG Flights on a small 8-seater plane (at the moment, there is talk of upgrading to a 20-seater plane)
If you are not a resident of Grenada you will need to apply for an Alien Land Holding Licence. Once you have this you can stay in Granada indefinitely providing you get your visa every six months for a small cost.
