Il Molinaccio is an authentic stone Umbrian farmhouse which has been partially renovated in keeping with the typical rural architecture of the area. It is surrounded by 3 hectares of land with olive grove. Geographic position It is a panoramic building that sits on a hill in a reserved but not too isolated position which is easy to get to. The nearest town for daily shopping, the post office and banks, is Bevagna, a very characteristic and famous Umbrian village which every year hosts the “Mercato delle gaiteâ€Â, when the entire town is turned into a medieval marketplace, its citizens all dressed in costumes and engaged in the typical trades that flourished during the Middle Ages. The other most important towns of Umbria are also close at hand and include: Spello (15 km), Foligno (16 km) and Assisi (19 km) which can be reached in less than 15 minutes, Perugia in 20 minutes (32 km), and Spoleto (44 km) and Todi (49 km) in little more than a half hour of driving. The property is also ideally located almost exactly halfway between Rome (154 km) and Florence (178 km), and they can be easily reached by the E45 superstrada (15 km away). The nearest airport is Perugia’s Sant’Egidio (23 km), followed by Rome’s Ciampino airport 169 km away and, of course, Rome Fiumicino, which is 188 km away. Description of the buildings The old farmhouse’s three stories extend over a surface area of 408m². The ground floor houses five large storage areas. The floor above it houses the living quarters which include a living room/kitchen area –from which one can access an attic of the same size – two bedrooms and a bathroom. Outside there is a garage in front of which is a wooden awning and a large cantina. The uppermost floor has another apartment with its own entrance and it is composed of a living room, kitchen, bedroom and two-room bathroom. State and finishing Il Molinaccio as it is today is the result of the restoration of an old farmhouse. It has retained all of its original architectural details, its outer stone walls and its ceilings with wooden beams and terracotta tiles. The fact that the restoration is partial will allow the new owner to add his own personal touches according to need and taste. External areas The farmhouse sits in the middle of a 3 hectare with olive grove. The area next to the building itself is flat and would be ideal for the laying of a panoramic terrace covered by a pergola from which to enjoy the magnificent views, bask in the sun and enjoy meals. The large amount of open space would also be ideal for putting in a swimming pool with perfect exposure to the sun. The utilities have not yet been installed. The main electrical line is nearby, the building’s heating system can be LPG or alternative systems could be used – pellet-burning heaters, multi-combustible furnaces or large fireplaces – or a combination of these.
