Guaranteed Returns
You will receive 7% returns per annum during period of construction followed by 10% returns per year for the following 5 years after completion, with the option to extend for a further 5 years. All returns are based on the full price paid. The initial 7.5 year agreement period achieves a guaranteed 67.5% return. If you exercise the right to extend rental guarantee program for a further 5 years based on mutual agreement with us then your guaranteed cash-in-hand ROI increases from a fixed 67.5% over 7.5 years to a fixed 117.5% over 12.5 years.
Capital Appreciation
We conservatively estimate 15% p.a. capital growth during construction (i.e. for 2.5 years) and then approximately 12% capital growth post construction (i.e. for the remaining 5 years). This all equates to 97.5% capital growth over the 7.5 year investment. When you then add in the guaranteed payments, total returns are conservatively forecast at 165% over the 7.5 years, with a clear exit strategy at the end on account of our resale service, available at the end of the 7.5 year term.
Extending The Scheme
If the you choose to extend the rental guarantee program for a further 5 years based on mutual agreement with the developer then your guaranteed cash-in-hand RoI increases from a fixed 67.5% over 7.5 years to a fixed 117.5% over 12.5 years. Capital appreciation would also increase from a conservative estimate of 97.5% over 7.5 years to a conservative estimate of 157.5% over 12.5 years. So the full extended scenario would deliver an outstanding total return on investment of 275%, conservatively estimated!
