How Does the Income & Growth Bond Work?

The developer buys the land and takes it through the planning process. The scheme is designed in close consultation with a housing association to ensure it meets their needs. Once planning is approved, the parties then enter into a development contract. This allows for regular monthly payments to the developer, with a built – in profit margin.

Funding ultimately comes from Homes England, effectively providing government support for the model. As a result, there’s limited development risk for investors. On completion, the project is handed over to the Housing Association. They will typically sell or rent as shared ownership, social rent, affordable rent or rent to buy. So, the sales risk normally associated with funding off plan developments is completely removed.

Why does the company need private capital?

One simple reason – To acquire and develop more sites to add to the pipeline! 

The land typically has to be purchased before going through the planning process. Only then can contracts be finalised with a Housing Association. To grow the business, funding is needed and this is where investors come in.
